A two-storey rear addition to a pre-war house on the edge of Norwich.

– Broadland District Council Enhancement Award 2018

The building provides a generous new family kitchen with a master bedroom suite over.

The single-storey timber clad ‘pavilion’ forms a positive linking element which does not conflict with existing first floor windows.

The building is timber-framed and clad with handmade brick, in the same English garden wall bond as the existing house. Timber cladding gives a visual connection with the surrounding woodland.

Sliding pocket doors slide into the external walls to give a wide, clear opening onto the terrace.

Completed in 2016

Lucas+Western Architects was appointed to undertake the design development and specification to implement FCB Studio’s planning approved scheme for new visitor facilities at Holkham National Nature Reserve. The Lookout opened in late summer 2018.

The building sits above flood level on a new earth mound, which used earth generated by creation of the new water-filled scrapes in the field adjacent. The steel superstructure follows a rigorous geometrical layout to create the building’s cylindrical form. The outer screen of Larch fins unifies the building’s appearance whilst screening the human activities within from the Nature Reserve adjacent.

Conversion of a range of Listed open-fronted barns to form a new single-storey dwelling.

The Barn is arranged around two small, private garden courts.
The building plan depth was moderately increased at the sitting room, to achieve a more usable open-plan space and the roof structure was fully revised and reduced to just two visible steel posts.
The scheme includes a double-height Plant house with a partly louvred glass wall.

Carefully positioned roof windows sit flush with the new slate roof covering. New oriel windows through the flint walls include spacer-less corner glass units

Space heating is provided a heated floor supplied by a ground-source heat pump.

The Garden Room won an award in the South Norfolk Design Awards 2017.

Completed in 2017

A new dwelling on an infill plot in Wymondham.

Site constraints and orientation dictated that this timber-framed house is composed of living and bedroom blocks which are expressed separately, linked and articulated at the entrance. This arrangement enables the plan depth to be minimised to suit the linear site and it enables a series of varied garden ‘rooms’ which surround the house. A separate garage completes the group of forms. The height of the living block is increased at the front to give greater presence and a Study mezzanine exploits the extra volume.

The Apples was recognised in the Design for Living category in the South Norfolk Design Awards 2017.

Completed 2016

This fast-track conversion of Grade II* listed buildings for the Holkham Estate at Longlands went from brief to handover in 9 months, in a highly effective collaboration between Lucas Hickman Smith, Robson Construction and engineers Plandescil, who also managed the project.

The Longlands complex was largely developed in the 1850s as a base for the building trades which supported the activities of the Holkham Estate. It contained the forge, carpentry shop, paint store, glass and joinery workshops and other general storage. The forge and joinery workshop are still in use, but much of the complex has been under-utilised for many years. It has now been given a new lease of life as a business centre providing office space for the Estate management team and self-contained business units for other commercial tenants.

The buildings have been re-roofed, and the open sided cart sheds glazed in with high-performance double-glazed aluminium windows. High levels of insulation have been added in the new roof and floor construction, and to the inside face of the solid brick external walls. Timber roof trusses and internal brick walls have been left exposed. New power, lighting and data systems have been installed, and the whole complex is heated by a ground-source heat pump. Its ground-loop extends 12,000m² under the adjacent field – the size of one and a half football pitches!

The project was undertaken in two phases providing a total of 2,385m2 of office space and was completed in early 2016.

Holkham Studios won the British Council for Offices Regional Award (Midlands and East Anglia) for the Refurbished / Recycled Workspace category.
